Unavailability Events are incidents or states of affairs which do not meet the Service Level Specifications and/or do not satisfy the Availability Conditions which need to be met to allow the relevant persons to enter, occupy or use areas of the Facility. Events qualify as Unavailability Events if they have not been rectified within the time allowed in the Service Level Specifications and they cause a functional part of the Facility to be "Unavailable" because they no longer meet the Availability Conditions. When an Unavailability Event occurs, the resulting financial deduction is applied to a percentage of the Monthly Service Payment. The size of the deduction will be determined by the importance placed by the Board on the area or Unit which is unavailable and the area or Unit will accordingly be allocated a weighting percentage under the Service Level Specifications (such percentages being subject to an annual review).
