1.13.7  External Walls

The issues of durability and sustainability are key construction factors. The external envelope is to be weather-tight and watertight, with the minimum levels of air leakage acceptable for the type of construction and components of the buildings.

Design and location of external walls and cladding should not allow unauthorised access to roofs, or secure or restricted areas

Insulation should be provided in the external envelope as part of the whole building strategy to meet the latest requirements for energy efficiency, and to prevent cold 'bridging'. External walls should also provide acoustic properties to ensure adequate noise reduction in office areas, circulation and ancillary areas having particular regard to adjoining uses.
