3.2.1 Building Maintenance
The Contractor shall undertake Planned Lifecycle Maintenance and Reactive Building Maintenance so that a safe and efficient working environment is available for all users and visitors to the Stations at all times.
The Contractor shall provide:
■ Regular monitoring, inspections and maintenance of building elements.
■ Comprehensive 24/7 out of hours services for emergency building maintenance.
■ 24/7 Stations Management.
The Facilities Manager will ensure good communication between the necessary parties and comply with the contract, and will make regular visits and hold regular structured meetings with the Authority's Representative.
The Contractor should be responsible for the co-ordination and delivery of the Planned Lifecycle Maintenance and Reactive Building Maintenance services for all Stations including, but not limited to, the following:.
■ Walls and external envelope including all roofs
■ Structural floors and ceilings
■ Internal structure
■ Finishes and decorations (Contractor to provide Frequency Schedule for replacement of finishes - i.e., carpets, vinyl and decorations, etc)
■ Internal joinery
■ Internal fittings, fixtures and furniture
■ Glazing and glass
■ Drainage (foul and storm water)
The Contractor is to state the expected remaining life of the key building elements at the end of the Contract in accordance with the Agreement, in accordance with the contractual obligations.
