3.2.2  Maintenance of M&E Services

The Contractor is to provide a safe and efficient working environment for all users and visitors to the Stations.

The Contractor will provide a fully inclusive M&E Services maintenance and servicing provision appropriate to the Authority's needs. The service should comprise of:

 Regular servicing and maintenance of all plant and equipment.

 Comprehensive out of hours call out/back-up provision.

 24-hour Facilities Manager/Technician out of hours call out/back-up provision.

 The Contractor will prepare equipment for all statutory insurance inspections and attend the site while any Insurance Surveyor carries out the necessary inspection.

 Manage, maintain and implement a computer based reactive and lifecycle maintenance plan.

 The Facilities Manager will ensure good communication between the necessary parties and comply with the contract, and will convene regular visits and monthly structured meetings with the Authority's Representative.

 Managing non-routine out of hours servicing and maintenance works in strict liaison with the Authority's Representative to ensure operations are not effected at any time.

The Contractor should state the expected remaining life of the key building elements at the end of the Contract Period in accordance with the Agreement, in accordance with the contractual obligations.
