Building Services Maintenance

Method statements should be submitted which demonstrate how,

 The Bidder shall maintain the facility to meet the building services maintenance service standards outlined in the service specification.

 The Bidder shall collect, manage and update all asset records and information on behalf of the Authority and shall maintain a register describing the physical characteristics of the Facilites

 The Bidder shall develop and operate a Planned Preventive Maintenance system for all elements in accordance with Legislation, manufacturers guidelines and Good Industry Practice.

 The Bidder shall produce the reports detailed in this section, reporting requirements, in the agreed format and submit to the Authority for approval.

 The Bidder shall provide a comprehensive emergency reactive repairs and maintenance service, including a service giving immediate technical and managerial support and advice.

 The Bidder shall ensure that all replacement materials and components used shall be of the same quality and standard as those detailed above.

 The Bidder shall repair all damage malicious or otherwise, vandalism and graffiti both internal and external to the Facility.

 The Bidder shall in those instances where the building element or component has failed and require new construction or adaptations, the Bidder shall install and or replace that element or component as per the Construction Requirements set out in the Output Specification, current Building Regulations and Good Industry Practice.
