Roof and Eaves

 The provision of roofs and guttering that protect the occupants of the Leisure Facility from the weather and provide a suitable means of protecting the structures from the weather.

 On newly constructed roofs, rain shall not cause the background noise level to exceed acceptable levels as defined in the guidance given in BS 8233 1999 'Sound insulation and noise reduction for buildings Code of Practice'.

 Roof finishes shall not pose a security or safety risk but should be in keeping with the key design and construction considerations.  

 All components of the roof construction and covering are to be properly secured, fitted and functional, to provide a wind and weather tight roof, secure, free from water penetration, penetrating damp, energy efficient and fit for purpose that is visually acceptable to the area, and to minimise the possibility of vandalism. .

 Roof glazing, if incorporated must be provided with means of controlling solar gain if appropriate, and safety arrangements incorporated for external access, maintenance and cleaning.

 Roofs generally to have appropriate provision for maintenance access.
