4  Service Requirements - General

4.1  All Equipment shall be safe and suitable for the purpose for which it is to be used and for the Users who will use it.  [All Sports Equipment shall be appropriate for the standard of Sport Activity being undertaken and the physical needs and abilities of the Users].

4.2  The Contractor shall be responsible for:

(a)  ensuring all elements of the Facility comply with the Facilities Requirements;

(b)  Maintenance and replacement of the Equipment [and Sports Equipment];

(c)  [the Authority to include additional requirements to accurately define their requirements in relation to refurbished areas/retained estate/advance works]

4.3  The Contractor shall, in carrying out the Maintenance Services, comply with all applicable Legislation and Guidance and in particular the requirements set out in Appendix 5 of this Part A of the Services Specification.

4.4  The Contractor shall ensure that following any Maintenance, the affected Zone is left in a condition that enables Users to make full use of the Facility and the Sport Activities.  This shall include but not be limited to any required commissioning and cleaning.  

4.5  The Contractor shall ensure adequate numbers of Authorised Persons, Competent Persons and Suitably Qualified Persons are available 24 hours a day 365(6) days per year to undertake tasks as may be required to meet the requirements of this Part A of the Services Specification.

4.6  The Contractor shall carry out and complete Programmed Maintenance to meet the requirements of the Maintenance Service Standards, the Facilities Requirements and the requirements of manufacturers' original and subsequently amended specifications and warranties. For the avoidance of doubt this shall include tests and inspections for insurance purposes, which shall be undertaken by independent qualified engineers.

4.7  The Contractor shall ensure that clock settings are kept accurate.

4.8  The Contractor shall remove graffiti from any part of the Facility within [48] hours of notification.

4.9  The Contractor shall ensure that all reasonable Ad Hoc Service Requests are completed within [1 hour]. These may include but not be limited to:22

(a)  adjustment of thermostat settings within prescribed limits where not controlled by the User; and

(b)  provision of temporary power supplies for displays / exhibitions.

22 Authority to include any additional requirements it feels appropriate and to agree with the Contractor on a project specific basis.  Authority should be aware of the potential pricing implications and that the Contractor may want to narrow any definition of "Ad Hoc Requests".
