Building Fabric Internal • substructure; • superstructure; • internal walls; • partitions; and • ceilings. | • all elements of building fabric, finishes, furniture and Equipment or a services system component shall be functional, operational and satisfy the performance requirements as specified in the Facilities Requirements; • free from structural cracks and/or deflection; • free from damp and vermin; • free from debris moulds and moss growth; • free from rust and decay; • free from undue damage and of reasonable appearance for location; • comply with the requirements set out in CIBSE guidelines; and • free from unsealed asbestos. |
Fixtures and Fittings • doors (external, internal and fire); • windows and cills; • hatches; • vents; • ironmongery; • shelving; • cupboards; • railings; • racking; • notice boards; • mirrors; and • balustrades. | • shall be complete weathertight and all locking and opening devices shall be in place and in good working condition, operate as intended, in a safe way, without making undue noise and without including observable stains on hinges, locks, catches and handles, and without binding, rubbing or catching in any way; • shall function as intended, and shall be free from all but minor surface blemishes and wear and tear; • free from corrosion; • cupboards are in place and all fittings and fixtures are maintained free of defects and in good operating order; • all rails supports and pulling devices are free from uneven surfaces and inherent hazards; • free from corrosion; and • luminescent strips, signs, notices, warning signs where appropriate are intact, legible and illuminated where appropriate. |
Sanitary Fittings • food preparation; • WC; and • Shower facilities. | • all sinks associated pipework are in place secured and properly jointed to prevent leaks; • all waste pipes flow freely are secure and properly jointed to prevent leaks; • all sinks baths and WC are secure to their base and free from any sign of water deposits around the base and/or leaks; and • shower facilities are adequately drained and there is no excessive water settlement. |
Floor and Floor Coverings | • the floor coverings are complete in accordance with the Facilities Requirements; • the floor covering is fully fixed to the floor so as not to cause a health and safety hazard; • the floor/floor covering is free from tears, scoring, cracks or any other damage that is unsightly and/or could cause a health and safety hazard; • the floor coverings/surfaces provide a suitable uniform surface (taking into account the pre-existing sub-surface), with minimal resistance, for Users; • the floor coverings allow adequate drainage where necessary; and • the floor coverings are free from Pests. |
Decorative Finishes • paintwork, fabric and special finishes applied to walls, ceilings, woodwork, metalwork, pipework and other visible elements. | • decorative finishes are complete in accordance with the Facilities Requirements, • free from all but minor surface blemishes or undue wear and tear; and • free from cracks, or any other surface degradation inconsistent with a building maintained in accordance with Good Industry Practice. |
