Design Approach

Please set out your approach to design and development for this project and details of how you would set about ensuring that you are able to deliver high-quality, affordable designs that meet stakeholder aspirations within the framework provided by the Development Planning Guidelines? Your response should include proposed procedures for design development and resident consultation during the initial works phase.

Your response should also include:

 Site planning and development proposals in accordance with the Authority OBC Planning Briefs and/or Outline Planning if sought. In particular, the proposals should address how designs will be flexible enough to provide "homes for life";

 A demonstration that the design proposals are consistent with Outline Planning Permission (if this has been sought by the Authority or its Planning Brief in the OBC);

 An overview of the Designer's approach to Urban Planning;

 Approach to delivering [tenure blind], [mixed communities];

 Approach to seamless integration of retained properties into the new build proposals

 An overview of how the proposals deliver a "Secure by Design", safe, healthy and "accessible" environment that supports the philosophy of "a good place to live". Responses should specifically include (but not be limited to) wayfinding, pedestrian access, access to public transportation, segregation of vehicle and pedestrian access, access for service vehicles and car parking; and

 Identification of opportunities to provide innovative but affordable solutions. These should be supported where possible with examples from real schemes.

Design concepts should demonstrate how innovation will address the interests of tenants and stakeholders, including Local Government, CABE, Central Government Policy on sustainable mixed communities and global warming including carbon emissions and energy efficiency (Code for Sustainable Homes).
