Programme and Phasing
[Note: this section assumes a densely populated area where decanting arrangements will be needed for accommodation to be demolished]
What do you believe are the key issues in addressing the phasing of the project across the demolition and new build aspects of the project (including construction of houses, infrastructure and other public realm areas) and how would you propose to address these issues to ensure that the Project is delivered as efficiently and effectively as possible?
[What do you believe are the key issues in addressing the phasing of the refurbishment elements of the project and how would you propose to address these issues to ensure an efficient and effective transition of properties with the resident in situ?]
The Local Authority is committed to achieving a single decant for residents. What do you believe are the key risks, in the context of this project and in your experience, in achieving a single decant. In particular how would you manage the construction and demolition phases to mitigate these risks?
What are the key issues in managing the project on an existing, densely populated, estate and how would you address these issues to maintain good relationships with residents and between residents / neighbours to ensure that their goodwill and interest is maintained?
Please provide details of your approach to phased handover of new build and refurbished dwellings setting out the principles for achieving zero defects and for facilitating tests of completion and the Contracting Authority's inspections during the construction phase of the Project.
Please provide your proposed design and construction timetable for each Estate - in particular the Authority is interested in phasing proposals that would enable building to start early on the estate.
Please outline your property proposals for a redevelopment strategy which aligns new build social housing and new build for sale timetables to achieve a holistic regeneration/mixed tenure.
