4.1.8 Circulation Space and WC's to communal areas
The communal circulation space is to be the main thoroughfare to the community village and shall be designed as an internal street. At its narrowest, it shall be wide enough for two electric buggies to pass each other. The communal and activity spaces shall all open off this space.
Spaces shall be naturally lit, supplemented by light fittings which shall be appropriate to the use of the space. The space shall have views out onto external amenity spaces.
Handrails shall be provided to both sides of all circulation spaces and corridors; these shall be carefully designed to look like a dado rail, avoiding an institutional appearance, but being suitable for the proposed purpose.
There shall be male and female toilets conveniently located to all the lounge and activity spaces. Numbers shall be in relation to the size of development and anticipated usage. All shall be to accessible standards. Decoration and treatment shall be of a domestic nature. Separate unisex wheelchair WC's are also to be provided. These shall be sited to give visibility and accessibility of such accommodation given that some residents may have memory debilitating illnesses and dementia.
