4.1.9  Communal Lounge

The communal lounge is the main meeting place for residents.  

A range of seating groupings is to be provided; including flexible arrangements or sub-division of the space to accommodate a range of smaller functions.

A refreshment preparation and servery facility is be provided; this is to enable occasional use as a licensed bar.  A secure store is to be included to support this.

A variety of seating options is to be provided, including sofas and coffee tables as well as armchairs.

A digital TV aerial socket(s) shall be provided for occasional use.

The lounge shall have a domestic atmosphere.  There shall be natural lighting, such that use of the space does not rely at all times on supplementary artificial lighting. Supplementary light fittings shall be appropriate to the use of the space. There shall be views onto the external garden.

Direct access to a communal patio is required.
