8.4.3  Planned Cleaning

The Contractor shall keep all areas of the premises maintained to a high standard of hygiene and cleanliness.  Generally, the sites must be cleaned to an acceptable standard on a daily basis, with planned cleaning for specialist items to ensure the required standards are maintained throughout.  Daily cleaning activities shall be programmed such that disruption and disturbance to residents, staff and visitors is kept to a minimum.

In particular:  

a)  Hard surfaces (including those that may be covered with wallpaper or other surface decoration materials) shall be materially free of dust, stains and spillage (in so far as they are capable of being cleaned with a compound specifically designed for the purpose). Cleaning shall occur on a planned regular basis to maintain these standards;

b)  Carpets, soft furnishings, curtains, drapes and fabrics shall be kept materially free of dust, stains and spillages and pungent odours. Each shall be cleaned with a suitable cleaning agent. Cleaning shall occur on a planned regular basis to maintain these standards; and

c)  Window cleaning of all external windows and internal communal area windows will be undertaken at regular intervals.

The Zone Data Sheets identify cleaning levels for each of the spaces, together with any special considerations.  An indication of the various standards is set out below, however it should be noted that the Contractor's Service Delivery Plans shall clearly set out a detailed interpretation of each standard.

Hygienic Clean

Cleaning required to areas where bacterial substances may be found.  The standards shall ensure that anti-bacterial cleaning methods are used and all waste is appropriately disposed of.

General Clean

Cleaning required to remove general waste, dirt, stains, dust and odours from general areas.  May also include programmed specialist cleans for curtains, entrance mats, carpets, etc.

Office Clean

As a general clean, but will also include the cleaning of office equipment such as computers and telephones.

Auxiliary Clean

Cleaning required to plant rooms/storage spaces, etc. remove waste, dust and/or dirt that if left, would cause hazard to operatives or potentially contaminate other areas.

The above is not intended to be a definitive list of cleaning requirements.  In addition to these regular cleaning activities, the Contractor is to account for specialist deep cleans and other periodic activities to ensure the highest standards are maintained.

A waste management strategy shall be developed that includes waste recycling initiatives (linked to the Authority's initiatives where appropriate).
