8.9.4 Lettings [and Sales]
The Contractor is required to work within the confines of the [Joint Letting and Sales Policy contained within the Project Agreement].
In particular, the Contractor is required to:
a) Develop a waiting list for each of the [sales and] lettings opportunities at each site, ensuring that those on it fall within the agreed criteria for occupancy. This list should then be further subdivided into levels of dependency to allow individual lettings[/sales] to be targeted appropriately. Registration of applications or amendments to applications to the waiting list should be carried out in an effective manner;
b) Develop a lettings procedure that ensures all units are available and ready to be re-let in a period of not more than 28 days from the cessation of the previous tenancy. This service is deemed to include any void reservicing works to comply with the Void Reletting Standard in Annex IV prior to the occupation by new tenants, viewings and the completion of tenancy documentation (providing assistance where such is required);
c) [Develop a sales support procedure, ensuring that units for sale
i. Remain affordable;
ii. Are sold only to those who meet the basic eligibility criteria for occupation;
iii. Are not left unoccupied for extended period of time; and
iv. Wherever possible, are sold to individuals within the appropriate sub-criteria to maintain an overall balanced community].
In addition to the above, the Contractor is also expected to ensure:
d) Former Tenant's notices are dealt with efficiently and effectively having regard to the circumstances of tenancy cessation.
Where void clearance in accordance with Annex IV is undertaken, the Contractor is encouraged to use recycling services for items of furniture, etc. otherwise due for disposal.
