3  DESIGN STANDARDS3

This section contains an overview of the design standards to be achieved in respect of the new homes [and community facilities] to be built for inclusion in the HRA and the PFI arrangements.  Generally, unless requirements are specifically identified in the Certification Standards in Section 6 of this Output Specification, this section is intended to provide guidance on the nature of development only.  It will be for the Bidders design team to establish the extent to which this guidance can be complied with.

3 This section primarily applies to new build.  It should be borne in mind that even on schemes that do not contemplate new build housing, there may be other aspects of new build that need to be captured in this section - some examples are included (community facilities, public realm works, etc.)  Where there are no new build aspects to the scheme, then this section can be deleted.
