7.2.3 Roofs, External Walls, Wall Finishes and Chimneys
The Contractor is responsible for the structure and fabric of the Dwellings and must ensure that all Dwellings are:
a) structurally sound, stable and fit for purpose;
b) wind and weather-tight;
c) free from water penetration;
d) free from dry or wet rot or fungal infestation;
e) maintained so as to maximise the energy efficiency of the Dwelling36;
f) free from serious disrepair (including damaged/missing render);
g) free from any Health & Safety risks;
h) free from damp or defects likely to cause damp;
i) adequately insulated against noise;
j) secure and protected against forced entry or crime; and
k) include appropriate fire containment, detection and escape systems.
