8.3  Maintenance

Maintenance services will include, but are not limited to:

a)  The general upkeep, repairs, maintenance and periodic replacement of:

i.  All aspects of the building fabric to Dwellings and other structures or assets (including non-adopted external environs); and

ii.  All mechanical and electrical services to the same, including ICT installations

b)  Furniture, fixtures and equipment where they are the responsibility of the landlord

c)  Portable appliance testing to all electrical appliances that are the responsibility of the landlord

d)  A measure of satisfaction with any repairs carried out through a repairs service satisfaction survey.  This applies to both Annex II and TEMS repairs;

e)  [a Decoration Scheme for the PFI Site[s]]48; and

f)  the servicing and checking all appliances and equipment in accordance with Authority policies or where there is a statutory duty to do so (including but not limited to gas appliances, electrical systems, smoke alarms, emergency lighting, lifts, etc.).
