8.5.3  Hard Landscaping

The Contractor shall keep all hard landscaped areas maintained to a high standard of repair and cleanliness, free from hazard, substantially free from weeds, litter and rubbish (irrespective of source), animal waste, leaf debris, etc.  Where appropriate, waste shall be disposed of as part of the Contractor's waste recycling strategy.

In particular:

a)  Non-adopted roads, parking areas, pathways, ramps and steps shall be maintained free from obstruction or hazard at all times.  This includes either the removal or treatment of seasonal hazards such as snow and ice;

b)  Walls, boundary treatments and fences shall be maintained such that they have structural integrity and are fit for purpose;

c)  Non-adopted external furniture (including but not limited to seating, railings and balustrades, litter bins, cycle racks, etc.) shall be regularly inspected and maintained so as to be clean, safe, fully operational (where appropriate) and fit for purpose;

d)  Play areas (including equipment and surrounding areas) shall be regularly inspected and maintained so as to be clean, safe, fully operational (where appropriate) and fit for purpose;

e)  Markings to non-adopted surfaces and external signage shall be maintained so as to be fit for purpose. External signage to be cleaned regularly;

f)  Any water features or similar shall be maintained in a safe and functional state; and

g)  Non-adopted external lighting shall be maintained such that it can provide illumination levels at the designed standard from dusk until dawn.

All external components shall be maintained so as to retain their individual aesthetic qualities, having regard to age and use.

The Contractor will be required to include the maintenance and replacement of hard landscaped areas as part of the planned maintenance regime and deliver reactive repairs in accordance with the reactive repairs regime.
